I saw a stat recently that BLEW my mind: "U.S. homeowners have a net worth 40x higher than renters - $225,000 vs. $6,300." I figured it'd be higher, but not 40 times higher.

Prospective tenants pulled up to my $1,985/m rental in their $102,000 truck.

I have a property worth $300,000 that I bought for $120,000. It's free and clear, and rents for $1,785/m. Last year, it made a $9,400 profit. Would you sell it or rent it forever?

My property manager brought me a 12-plex they've managed for 23 years. The owner recently passed away, & the kids are selling it. Don't get too caught up in building "multi-generational" assets. Chances are that your kids are going to sell it as fast as they can after you die.

Shortly after quitting my biomedical engineering job I did this when the iPhone 4 came out. I’d go to the mall at 5am ~everyday, sit in line until 10am and buy the limit of 2 phones. Them I’d flip them on eBay. Finally an employee asked if I wanted to open a business account so I could buy as many phones as I wanted without waiting in line. Ummm, yes! I’d email the store’s business manager how many phones I needed that day (I had already pre-sold them to a guy in Brazil). I’d walk past the huge line and pick up my bag of 8-20 phones. I’d package them up and drop them off at UPS. I probably sold 200+ phones to that one guy in Brazil. I’d ship them to his address in Miami and then he’d flip them in Brazil for 3x+ what he paid me for them. This was a nice supplemental income during those lean early years of entrepreneurship.

AD: Rent is $1785/m. INQUIRY: "If it's okay with you, I'll pay $2,000/m for 1 year in advance." Proceed VERY carefully when you get messages like this. 99% of the time, it's a HUGE red flag 🚩🚩🚩.

Never include utilities. It's better to lower your rent (if you have to) than run the risk of your tenants charging 134 Bird scooters in the garage every night.

When a tenant approaches us asking to end their lease early, this is what we do: -We respond (in writing, of course), thanking them for letting us know. -Remind them they are on a fixed term lease until XX/XX/XXXX. -Let them know we are happy to help find a new tenant as quickly as possible to coincide with their desired move out date. -Explain that until a suitable tenant is found and the fixed term lease is amended by both parties, the law requires them to continue to pay the agreed upon rental rate for the duration of the fixed term lease. -Reassure them that we will do everything we can to find a new tenant as quickly as possible so we can amend their lease to terminate on their desired move out date. We've had great success with this over the years. Both parties work together to find a new tenant. We advertise and show. The tenant is agreeable to showing and keeping their unit show ready. Most of the time, neither side ends up being out anything. Win-win.

It will hurt your ego, but cash for keys is typically the fastest and cheapest way to get a non-paying tenant out of your unit with as little damage as possible.

Many real estate investors got used to buying at 2012-2018 prices and had a hard time buying anything in recent years. I think 2020-2022 sellers are now in the same boat, stuck thinking they will get peak prices. What has to change for sellers to lower their prices?
